Assisted Living & Memory Care

Assisted living and memory care architecture across Arizona, including conversions of existing commercial or institutional buildings into licensed residential care.

Adaptive reuse for senior living almost always involves an occupancy classification transition (often into R-4) and a sprinkler, egress, and accessibility upgrade. Trevor Pan Architects has handled large-scale conversions including the 11,000-square-foot LEARN Behavioral project in Avondale, where existing-condition documentation and a clean code analysis turned a red-tagged shell into a permittable program.

The studio works from feasibility through permit and construction administration, coordinating with operators, licensing consultants, and the trades that deliver assisted living and memory care projects.

  • Adaptive reuse for senior living. Occupancy classification analysis, sprinkler and egress upgrades, and accessibility retrofits for buildings entering assisted living or memory care use.
  • Permittable code path. Architectural set plus IBC analysis, so plan review receives a single coherent narrative about how the existing building meets the new occupancy.
  • Operator-aligned planning. Layouts shaped by operational realities — staff sightlines, secure memory care perimeters, and the residential feel licensing standards expect.
